By hold. Prices are what the sale checks you carry; a few depend on a setting or your Speech, and each home says so.
County Bruma
- White-Pine Lodge Bought: 10,000 gold
Buy it for 10,000 gold from Rignar, Bruma's steward, at Castle Bruma. It goes on sale once Count Desilus Carvain grants you the right to buy property in Bruma, which happens in Service Rewarded. Cedus Perusius at Ice-Wind Traders then sells furnishings for it.
Eastmarch
- Aretino Residence From a quest On the map
Not sold: once Innocence Lost is over (either way it ends), get into the Aretino house in Windhelm (its door has a novice lock) and you find Angrenor using the place. Talk him into staying on as your housecarl and caretaker and he hands over the keys, which makes the house yours and starts Restoring the Aretino Residence. Give him 200 gold to get going, then pay for each upgrade as you like. - Gallows Hall From a quest On the map
Not for sale in base GTS. Kill the necromancer Antioch at the end of his trail (the Scourg Barrow quest, deep in the Dragontail Mountains) and take the Gallows Hall key from his body. The locked door opens with that key; once inside you are shut in until you finish Dreams of the Dead, and finishing it makes the hall your home. - Graystone Lodge Bought: 1,000 gold On the map
Read the 'For Sale' notice beside the lodge's own front door in Windhelm's Gray Quarter, then buy the house from Revyn Sadri for 1,000 gold. He hands over the key and the deed, and the lodge is yours once you go inside. - Hjerim Bought: 12,000 gold On the map
Buy it for 12,000 gold from Jorleif, the steward in the Palace of the Kings, Windhelm, once Blood on the Ice is over and the Jarl counts you a close friend. Ulfric does when you earn your second Stormcloak promotion in the civil war; Brunwulf Free-Winter does if the Empire takes Windhelm and makes him Jarl. Before Blood on the Ice is over, Jorleif only says the house isn't ready. - Kynesby Bought: 2,000 gold On the map
A house in Kynesgrove. Ask Gala about it and she sells it to you for 2,000 gold (2,000 or more on you will do), handing over the Key to Kynesby. Nothing has to be done first. - Nchuanthumz From a quest On the map
Not bought: you earn it in The Sanctuary and the Manufactory. Find an Argonian explorer's journal at The Frozen Hearth in Winterhold, follow the trail through Frostroot Cave to the Dwemer ruin, get its manufactory running again with parts for the sphere overseer, then build a spider construct (it takes a centurion dynamo core) and let it renovate the sanctuary for a day. When the work is done the home is yours. - Ravenscorn Spire Free to use On the map
Not bought: a necromancers' tower that becomes your lair, from Skyrim - Undeath. The spire is yours from the start of the game and never resets. It starts as a bare ruin with a plain double bed, a wardrobe, a cooking pot and an enchanting table. In the quest In their Footsteps you follow the trail of an ambushed Vigil of Stendarr caravan to the spire, and necromancers and skeletons hold it while that part of the quest runs; they are gone once it ends. Inside are three necromancers and two weak skeletons; the tower counts you as at least level 24, so each necromancer can be any of the ordinary ranks up to about level 21 (stronger ranks join only once you reach their level). Two more necromancers and two skeletons wait by the side door outside, picked to match your own level. Later in the Undeath story, once you finish the Black Book Whispers of the Veil, a courier brings you a message from the Broker; reading it opens his shack near Desolate Crypt in Falkreath Hold and marks it on your map. He sells four refits for the spire (Hall, Quarters, Library and Laboratory), each worth 1,750 gold, and like any merchant he charges more than that: up to four times as much with low Speech, about twice with high Speech, before perks. Each one changes its room the moment you buy it: chairs, cupboards and a cooking pot in the Hall; a noble double bed, wardrobes and chests in the Quarters; bookcases and drawers in the Library; alchemy and enchanting tables in the Laboratory, which also holds the circle for the lich ritual. - Riverside Shack From a quest On the map
Not bought: you claim it in Rest in Pieces. A black sabre cat prowls round an abandoned riverside shack in Eastmarch, and fighting it starts the quest. Kill it, search the shack and read the dead owner's letter, then either take the letter to his friend Roglin or burn it and keep the place. Either way Tooth & Nail starts, and you rebuild the shack yourself with tools found nearby and supplies you buy at Mixwater Mill, a little way upriver, from Gilfre.
Falkreath
- Helgen Cabin Bought: 5,000 gold Helgen · On the map
A small cabin at the edge of Helgen, from the Gate to Sovngarde edition of Alternate Perspective. Ask Vilod, the mead maker, whether there is a place for sale: the cabin belonged to a cousin of his who vanished, and he sells it to you for 5,000 gold. That is a fixed price, not a shop price, and the gold is simply taken when you agree. He hands you the key: the outside door isn't locked, but the inside door needs it. Only while Helgen's story hasn't started: once you sleep at the Resting Pilgrim (or skip the intro), the offer is gone, and when the dragon attacks the town the cabin's door is removed for good. Not possible with the "I'm the Dragonborn" starts. - Hendraheim Bought: 15,000 gold On the map
Once you reach level 38, a courier brings you a letter about a warrior's home high above Bilegulch Mine, to the north (the Hendraheim quest). Go there and beat its owner, Eydvina Shield-Hearth, in a fight and take the proof she leaves you; then buy the house for 15,000 gold from the steward of Markarth (Raerek, or Reburrus if the Stormcloaks hold the city). - Lakeview Manor Bought: 5,000 gold On the map
Buy the plot from the steward of Falkreath (Nenya under Jarl Siddgeir, or Tekla under Dengeir of Stuhn) for 5,000 gold, then build the house yourself. From level 9 the Jarl of Falkreath writes to invite you, which warms him to you; his task to kill a bandit leader then makes him a close friend and he lets you buy the land. Dengeir also counts you a friend if the Stormcloaks take Falkreath and make him Jarl.
Haafingar
- Harborside Bought Solitude · On the map
A house on the Solitude docks, from the mod Harborside with its Buyable Home Patch. The Notice of Sale beside its door sends you to Sayma at Bits and Pieces in Solitude, who has the key. It's worth 6,000 gold, and like anything in a shop it costs you more than that; how much more depends on your Speech and perks. The key opens the house's door. In GTS the trapdoor down to its cellar is switched off, so only the rooms on the docks can be used. - Proudspire Manor Bought: 25,000 gold On the map
Buy it for 25,000 gold from Falk Firebeard, the steward in the Blue Palace in Solitude, once Jarl Elisif thinks highly of you; Elisif's Tribute does that. Only her friendship counts, so if the Stormcloaks take Solitude and send her away, the house may never come up for sale.
Hjaalmarch
- Myrwatch Bought: 20,000 gold On the map
Find the tower in the marshes east of Morthal and get in (the Myrwatch quest). A letter in the entrance hall says the place is now sealed and must be bought from Tolfdir at the College of Winterhold. Tolfdir will only sell once you show you deserve it: carry the Diadem of the Savant from Labyrinthian, or have beaten Ancano, or talk him round with a very hard persuasion. Then he sells it for 20,000 gold. He will not discuss it while Containment, The Staff of Magnus or The Eye of Magnus is under way. - Windstad Manor Bought: 5,000 gold On the map
Buy the plot from the steward of Morthal (Aslfur under Jarl Idgrod, or Pactur under Sorli the Builder) for 5,000 gold, then build the house yourself. The sale opens once the Jarl of Morthal counts you a close friend: finishing Laid to Rest does that for whichever of them rules, and Sorli also counts you one if the Stormcloaks take Hjaalmarch and make her Jarl. A courier then brings you a letter about the land.
Solstheim
- Severin Manor Bought On the map
Finish Served Cold in Raven Rock, read the for-sale notice that then goes up at Severin Manor, and buy it from Cindiri Arano for 30,000 drams. The price is in drams, the coin Morrowind Uses Drams brings to Solstheim, not in septims; a dram is worth a third of a septim, so the house costs about 10,000 gold's worth. - Shrine of Mothers From a quest On the map
A small cave home on Solstheim tied to marrying Teldryn Sero. Its door is never locked, but it only becomes a home when you wed Teldryn in A Serious Wedding: near the end, after the wedding night arrangements, a bed that belongs to you appears here alongside the personal chest.
The Pale
- Abandoned Grotto (House of the Arcane Arts) From a quest On the map
The grotto's door only opens with the Abandoned Grotto Key, which two Khajiit carry: Ri'Suen-dar and Mhiir-do, the pair you meet in Inglourious Khajiits. That quest ends with you killing them, so take the key from either body. Inside the grotto, the hut called the House of the Arcane Arts already belongs to you. - Hall of the Vigilant Free to use Hall of the Vigilant · On the map
Not bought: you rebuild it yourself, with the mod Stendarr Rising. Once the Dawnguard story starts, vampires burn the Hall of the Vigilant, and a Carpenter's Workbench by the ruins then lets you clear the rubble and rebuild it step by step with Hearthfire building materials (logs, nails, iron fittings, glass and so on). Rebuilding the door counts it as your house. Then clear the workshop and light its forge at the same workbench (6 firewood), and forge the hall's key there from an iron ingot: the key makes the hall yours and opens the door. Forging the key also switches on the mod's vampire raids on the hall, so expect visitors now and then. More rooms, a horse, dogs and Vigilant recruits are built or hired at the same workbench later. - Heljarchen Hall Bought: 5,000 gold On the map
Buy the plot for 5,000 gold from the Jarl of the Pale in Dawnstar (Skald the Elder, or Brina Merilis if the Empire holds the Pale), then build the house yourself at the drafting table. The Jarl only sells once they count you a close friend: Skald after his task to kill a giant (offered from level 22 by default), Brina when the Empire takes the Pale and makes her Jarl. A courier then brings you a letter about the land.
The Reach
- Vlindrel Hall Bought: 8,000 gold On the map
Buy it for 8,000 gold from Raerek, the steward in Understone Keep, Markarth, once the Jarl counts you a close friend: Jarl Igmund does after his task to fetch an item from a hagraven lair (offered from level 20 by default), and Thongvor Silver-Blood does if the Stormcloaks take the Reach and make him Jarl.
The Rift
- Autumnwatch Lodge Bought: 7,000 gold On the map
A home tied to the follower Kaidan. You first need A Bounty for the Hunter finished and your friendship with him grown far enough; then a for-sale notice appears by the lodge door, or, if you are married to him, he raises the idea himself. Read the notice or hear him out, then buy it for 7,000 gold from Jofthor at Fellstar Farm in Ivarstead, who gives you the key. The sale talk will not come up while you are sneaking. - Champion's Quarters From a quest On the map
Not bought: a reward room inside Fort Justice, the base of Meridia's Order, from the mod Meridia's Order. After you finish the Order's main story with The Ritual, help Acolyte Una with her own trouble (Finding Yourself), and then Initiate Valrar asks for help getting back a family ring (A Parting Gift). Turning him down at first loses nothing: you can still say yes later. However that quest ends, Initiate Garin seeks you out, and the door to the Champion's Quarters opens in the fort. The room is yours: a noble double bed, two house chests and a noble chest, an alchemy lab, an enchanter, three mannequins and weapon racks and plaques. Fort Justice's outside door is locked (Adept). Its key is carried by a necromancer who stands by the wall just outside the door, a few steps from the Fort Justice map marker, and he is there from the start of the game. Kill him for the key or pick the lock: none of the Order's quests opens that door, so you need one or the other to get in for the quest Fort Justice, and the key lets you back in to the Champion's Quarters later. - Honeyside Bought: 8,000 gold On the map
Buy it for 8,000 gold from the steward of Riften in Mistveil Keep (Anuriel, or Hemming if Maven Black-Briar has become Jarl). The steward only offers it once Laila Law-Giver or Maven Black-Briar counts you a close friend. Finishing Supply and Demand and helping five people around Riften starts I Done Got Thaned!, which does that for whichever of them rules; Maven also becomes your friend if the Rift goes over to the Empire in the civil war and she is made Jarl. - Inkhaznd House Free to use Inkhaznd · On the map
Not bought: a lived-in room deep inside the Dwemer ruin of Inkhaznd, from Hammet Dungeon Pack 1. Go into Inkhaznd, near Froki's Shack in the Rift, and take the lift down from its first hall to Inkhaznd Cavern. A large chaurus hunter called Dark Sting lurks there and carries the Key to Inkhaznd House; kill it, take the key, and it opens the locked door in the cavern. The house and the cavern both belong to you, and neither ever resets, so what you leave there stays. Inside: two single beds, a cooking spit, a dresser, an end table and a large Dwemer chest, with food, wine and two Dwarven war axes lying about. - Shadowfoot Sanctum Bought: 7,500 gold On the map
Buy it for 7,500 gold from Vekel the Man, who tends the bar in the Ragged Flagon under Riften, once you have finished Taking Care of Business for the Thieves Guild. He gives you the key and you then find the entrance in the Ratways.
Whiterun
- Bluesky Hall Bought On the map
Buy the Deed to Bluesky Hall from Quintus, a pedlar who trades in Whiterun between 6 in the morning and 8 at night, and read it: the key comes with the deed and the hall, which stands behind Whiterun's Hall of the Dead, is yours. The deed is worth 6,000 gold, and like anything in a shop it costs you more than that; how much more depends on your Speech. - Breezehome Bought: 5,000 gold On the map
Buy it for 5,000 gold from Proventus Avenicci, the steward in Dragonsreach, Whiterun. It goes on sale once Jarl Balgruuf counts you a close friend, which happens in Dragon Rising when he sends you with Irileth to deal with the dragon at the watchtower. If the Stormcloaks take Whiterun, Vignar Gray-Mane counts you a friend as he takes the seat, and the steward sells it then too. - Goldenhills Plantation Bought: 15,000 gold On the map
Lay the ghosts of Goldenhills Plantation, near Rorikstead, to rest in The Unquiet Dead and report back to the steward of Whiterun. After that the steward (Proventus Avenicci, or Brill if Vignar Gray-Mane rules) sells you the plantation for 15,000 gold. - Tundra Homestead Bought: 15,000 gold On the map
Buy it for 15,000 gold from the steward of Whiterun in Dragonsreach (Proventus Avenicci, or whoever holds the post). Unlike Breezehome there is nothing to do first: the steward offers it to anyone with the gold.
Winterhold
- Arch-Mage's Quarters From a quest
Not bought: it comes with becoming Arch-Mage of the College of Winterhold. Finish The Eye of Magnus and you join the Arch-Mage's rank, which owns the quarters. Tolfdir then gives you the Arch-Mage's robes and the key. - Bloodchill Manor From a quest On the map
Not for sale. From level 12 a courier may bring you a dinner invitation, and Harkon carries one too, so killing him at the end of the Dawnguard story is another way in. Either letter sends you to a feast at a manor just south of Frostflow Lighthouse (Guests for Dinner). Finish that quest and the manor in Bloodchill Cavern is yours, with a purse of gold: stop the vampires and a surviving guest hands it over; let the guests die and the waiter gives it to you along with a key. - Frostview Hall Bought: 4,000 gold On the map
Become Thane of Winterhold first. After that, townsfolk or the guards mention the house, and Malur Seloth, the steward of Winterhold, sells you Frostview Hall for 4,000 gold and gives you the key.
Wyrmstooth
- Fort Valus Bought: 30,000 gold
Buy it for 30,000 gold from Lurius Liore on Wyrmstooth once the dragon Vulthurkrah is dead in Barrow of the Wyrm. First go inside the abandoned fort south of Stonehollow, or read the Fort Valus Note, which starts Reclaiming the Past. Lurius then also sells upgrades for the fort.
Elsewhere
- AHO From a quest On the map
AHO is a Dwemer flying ship you take control of at the end of the Project AHO story. From level 5 Iddra (the innkeeper in Kynesgrove) gives you a note sending you to look into an Orc zealot seen by Mixwater Mill; you are captured and sold as a slave in the hidden Telvanni city of Sadrith Kegran under Eastmarch. Earn your freedom, then follow the main chapters to Freedom of Choice, at the end of which AHO is yours. - Arkngchal From a quest On the map
A Dwemer ruin that becomes a home through the follower Remiel's story, Reunion of the Fallen, if you let her go after her former fiancé Morvic. Late in the quest you are given a key and a map marker to Arkngchal; the key opens its locked door. Explore it with Remi, kill Morvic, then leave her there: a few days later she has cleared the place out and set it up for the two of you. If you talk her out of her revenge, the quest ends early and you never get Arkngchal. - Caranthir Tower From a quest
Not bought: you raise it in Message From The Past. From level 20, once you have finished the quest Wyrmstooth, an Altmer called Andion meets you outdoors as you reach a city or town and hands you a note. It sends you to the north-western mountains of Wyrmstooth, where a dead man's journal points to a hidden tower. Kill its guardian and solve the founder's puzzle, and the tower rises out of the mountain as your home. - Dead Man's Dread From a quest
A pirate ship you claim after The Restless, which starts once you have made your character. A lead at the Winking Skeever in Solitude takes you to a dead pirate in Castle Dour's dungeon, whose hidden map leads to Blackbone Isle by boat from Orphan's Tear. When the quest is done, a courier brings you a pirate's note. Read it, then go aboard the ship and it is yours. - Hla Fang Bought: 20,000 gold On the map
A Telvanni mushroom house in Sadrith Kegran, the hidden city of Project AHO. Marisa Verendas only offers it once the whole Project AHO story is over, and only if you took the ending that saves the city: on the ending where Sadrith Kegran is lost she dies and the way in changes. Then she sells it to you for 20,000 gold and gives you the key. - Othriel's Cabin From a quest
Othriel's home in the Crag Spire Wastes, the realm you reach through a Snow Elf mirror found in the Forgotten Vale. Finish The Frozen Heart while Othriel thinks well enough of you, and the game makes you one of the cabin's owners: its locked door and its bed are then yours. - Pocket Dimension Free to use The spell
Not a house on the map: a room of your own that a spell takes you to, from the mod Lost Grimoire. Learn the master-level spell Pocket Dimension and cast it anywhere to go there; it has a double bed, chests, bookshelves and crafting stations: anvil, workbench, grindstone, smelter, tanning rack, alchemy lab, enchanter, staff enchanter, cooking pot and oven. In GTS it is a Conjuration spell: its tome is added to Phinis Gestor's stock at the College of Winterhold once you finish his master Conjuration ritual. It is added once, so buy it when you see it. It costs 1,000 magicka to cast before perks.
From base GTS 118's own records: each sale's lines, the price it checks as the game runs, and the quest stages that hand a home over, each read by one reader and checked by a second. Your own add-ons can change any of this.
